In the meantime, the following is a quick guide to getting ready to sell your home. If you’ve decided to sell your property, it is worth taking the time to prepare your home for sale so that your property stands out from the rest and to ensure top dollar.

First impressions count
The front aspect of your home, obviously, is the first thing potential buyers will see. You don’t need to do any in depth landscaping, but tidying the lawns and planting some flowers, shrubs, trees – whatever takes your fancy – will make a huge difference.

Analyse your home
Sometimes it helps to have a third party, a friend or family member, do this for you. Walk through, look for dark corners that could do with brightening up, chips, nicks and dents that could do with repair, paint work that needs freshening. Make a list of these items and check them off as you go. Again, you don’t need to go into crazy renovating, but a little attention to detail goes a long way.

Look at your colour scheme
Neutral colours look best, and they allow prospective buyers to walk through your home and imagine their own colours and touches in the house.

Lighten up!
Lots of bright, natural light will immediately make your home feel inviting and seem more attractive. Got a dark corner? – add a floor lamp. Ensure the windows are clean to bring in the natural light. Bright, airy homes will attract buyers.

Rearrange your furniture
Try to arrange the rooms of your home to allow as much space as possible. You want buyers to be able to walk through with ease, and imagine their own furnishings in your space.

Another idea, if time permits in such a busy season would be to attend another property’s open for inspection and take a note of what you like and don’t like about the property as these small changes could be the key to secure a buyer for your property. Paying attention to the smaller details in your home can make a BIG difference when it comes to getting ready to sell.

As the seller, you need to think like a buyer of your property. Give the buyer the opportunity to connect with your property so they can picture themselves making your house their home.

Preparing well in advance can take a lot of pressure off your shoulders during what can be quite a stressful time.
