Who is responsible for TV reception at a property?

TV reception is regarded as a “fixture” to the property and needs to be in working order for the tenant throughout the tenancy, therefore the landlord is responsible to have this repaired.  However; it is the tenant’s responsibility to ensure that they have made sure that their TV is compatible (ie. Analogue TV’s are not compatible with Digital services).  The tenants need to make sure that the issue is not because they have not tuned in the TV correctly or have not plugged it in correctly.

If a contractor is engaged to review the TV reception issue and it is deemed to be an issue with the tenant’s equipment, then the Property Manager/Owner may request that the tenant’s cover the cost of the contractor.  It is strongly recommended that tenant’s do a thorough review of their equipment prior to reporting an issue with TV reception to our Office.
