Why it is there and why we require it to be there.

Let’s just say it is 3am in the morning and a tenant calls the after-hours emergency number and I answer and they explain there is water pouring through the house due to a busted pipe.

The owner has crossed out the ‘2 weeks rent in case of emergency’ clause and has amended it to $0. I then cannot action that emergency maintenance request until I have contacted the owner and sought their approval to call a plumber to rectify the issue.

I call the owner at 3am and the owner does not answer their phone. I try again numerous times. At the end of the day, by crossing out that clause, I cannot legally action that work and would have to wait until I can speak to the owner and this delay is just causing more damage to your property.

We are only going to use the emergency money in case of an emergency and will not use that money at any other time. All maintenance is normally in writing and we would confirm what the issue is and what is needed to be actioned and we would seek your approval.

That ‘2 weeks Rent in case of emergency’ clause is basically there so that the Property Manager can call out a Plumber etc at 3am in the morning in an emergency situation.
