We understand that there are sometimes unforeseen circumstances that result in rent not being paid on time. If your rental payments are going to be delayed, please contact our Agency to discuss. It is important that all tenants are aware of our processes and the effect this can have on your rental history and your ability to secure another rental property.
From 4 days in arrears
Tenants will be contacted via SMS and email. Daily SMS will continue until such time as rent is received in our account.
8 days in arrears
Tenants will be issued with a Form 11 Notice to Remedy Breach for rent arrears. Tenants will be given the minimum notice required in order to remedy the breach.
17+ days in arrears
Tenants will be issued with a Form 12 Notice to Leave for failure to remedy breach with 7 days’ notice to vacate the property. Tenants will be expected to have vacated the property by the expiry date of the notice and adhered to all requirements outlined. If tenants have not vacated the property by the expiry date, we will lodge an application with QCAT (Queensland Civil Administrative Tribunal) for a warrant of possession. If there are monies owed in excess of the bond, the tenants details will be listed on TICA and funds pursued through QCAT.
